Section 15.   Clotheslines, Garbage Cans, Woodpiles, Basketball Equipment, Etc.   All clotheslines, garbage cans, woodpiles, swimming pool pumps, filters and related equipment and other similar items shall be located or screened so as to be concealed from view of neighboring Lots and Common Property and the street on which the Lot (on which the item is located) fronts.  All construction debris, rubbish, trash, and garbage shall be regularly removed and shall not be allowed to accumulate.  Basketball hoops and goals shall not be attached to the exterior portion of any house, garage or other building structure constructed on a lot or placed on any other portion of the Lot except as provided below.  Notwithstanding the above, free standing basketball poles, goals and backboards may be erected immediately adjacent to the driveway on a Lot provided that they are set back at least twenty-five (25') feet from the front of the Lot, the poles are metal and painted black and the goal and backboard are manufactured and not home-made.

When considering making changes to the exterior of your home, please refer to the ACC design standards. An ACC approval form must be submitted before making any changes to the home's exterior/landscaping. The form can be found under the documents/links tab at the top of the page.

Section 20.   Air Conditioning Units.   Except as may be permitted by the Architectural Control Committee, no window air conditioning units may be installed.

Section 6.   Leasing.   Lots may be leased for residential purposes only.  All leases shall have a minimum term of six (6) months and a copy of all leases shall be given to the Board of Directors by the Owner of the Lot within thirty (30) days of entering into the lease.  All leases shall require that the tenant acknowledge receipt of a copy of the Declaration, By-Laws, use restrictions, and rules and regulations of the Association and shall also obligate the tenant to comply with these documents.

   * Immediate fines will be issued for grass clippings (Per ACC Standard Article III, 3.08) ) and parking violations (Per ACC Standard Article VII, 7.01). 

  *  As approved by the HOA Board and ACC chair, if violations have not been corrected within 30 days, all fines will accrue at the rate of $50 per day until the violation(s) is corrected or a written agreement/arrangement has been approved.
